FAQ’s
Q. This is really good training. Why don’t you charge for your services?
A. I am compiling all the training slides and posts and pages. Maybe in another year I will put it together in an E-Book or E-Course which I would charge for. Even then it would be a small charge compared to other real estate seminars that are out there because I make plenty of money actually doing the stuff I teach about. I don’t want the cost to be a barrier to entry to anyone who wants to become an Energy-Wise House Flipper. I actually have other motives as well. The industry has been good to me, and it’s time to give back. And if I can help enough other investors master Energy-Wise House Flipping, it will make a serious reduction in our dependence on foreign oil. And it’s good for our communities, putting happy new HOMEOWNERS instead of renters into the neighborhoods. It’s good for the tax base. Enough of this activity and we can really impact a neighborhood for good. And of course every little bit helps to save the planet.
Q. What are your goals in creating Energy-Wise House Flippers?
A. My initial goal is to create an ARMY of 1000 Energy Wise, House Flipping Investors. That would be enough to make a dent in our energy usage at a national level. Somewhere along the way, we will get some traction with Government leaders. Right now, they are all diligently working to spend money through government funded (tax supported) programs. The beauty of what we teach is that no government programs or tax dollars are required.
Q. What are your political views?
A. I have resigned from political parties. Even when I was registered, I wasn’t very good at following a party line, often voting the “wrong” way or writing in my choice of candidate. Today I see neither party standing for the small entrepreneur in the middle. The Energy-Wise House Flipper just starting out. A few years ago I hosted a call in radio show about saving energy and found it easy to speak to all shades of the political spectrum. The Tree Hugger on the one end and the Gas Guzzler on the other, both want to send less to the utility company each month and be as comfortable as possible. What I teach supports them both.
Q. I would love to do a project house, but I have no money and what has been called “bruised credit”. How can I get started?
A. That’s probably the biggest question I hear. There are several ways to get started and we have some teaching on it in the archives. My favorite method for a person who is flat broke, with no credit is the use of Private Money or what we call a “Sugar Daddy” investor. We all know people who are complaining about their rate of return on their investments. What if you were to offer them a 10% rate of return, guaranteed by a first lien in real estate? Not everyone will, but some will, and hey, you only need one. I actually use the back of my business card to solicit exactly this kind of financing. The other way to use private money is to split the profit. Another good choice for financing is a small local bank, one with only one or a few branches. These you will find much more flexible than the National Institutions who are under so much scrutiny right now.
