Investment Properties Market Recovery Strategy Tonight we'll be looking at two Fresno property investment opportunities for those interested in an initial buy and hold (rent vs flip) strategy. One fresh on the MLS, the other 68 days and counting.  I scouted them out yesterday for a repeat GEE investor (who gets first dibs). Both represent signs of market recovery and a realization by sellers that many investors are looking for rent ready homes for quick if not immediate occupancy. The current market is making lucrative energy efficient residential home flipping a challenge.  Not only are appraisal values sagging because of profiteers but appraisers and underwriters are hesitant to add value for energy efficiency. Another issue is low inventory. With properties scarce, investors are bidding up prices often above asking. In Central CA, as elsewhere, circumstances have created a buy and hold market often offering returns 6 to 10 times or more current banking interest rates.
