Trojan Horse Home Performance: Another Way To Get It Done

 

 

 

 

 

 

 

 

 

 

 

I’ve recently begun hearing complaints from folks who are trying to make it in this new Home Performance industry.    What I’m hearing centers around 4 challenges:

1.  Cost in time and money for equipment and training & certification.

2.  Interface with the utility and government programs.

3.  Cost of Marketing and unclosed sales.

4.  Frustration with being unable to sell complete solutions and quality work, now that we know how to deliver it.

The Business Model  of Energy Wise House Flipping that we’ve developed at Green Earth Equities over the last couple of years addresses all four of these issues.  I responded recently to a post on the California Building Performance Contractors Association Bulletin Board & reproduce it here 

“You cant sell this stuff based on payback alone.    Rather,  you must become excellent at “making the invisible, visible.”      But another way to deliver quality home performance projects is to own the property.   Then you can do whatever you want.    Do the right thing….   Do all the things you’ve learned in the classes, and more.   It’s wonderful to not be hampered by a customer’s budget.    Of course you trade in one set of challenges for another.   As a home performance artist you can paint whatever you want on the blank canvas of that foreclosed home you just bought.   Your new challenge is to ensure that you design the project so that it will still sell for a profit when you are done.     I’ve been doing that and teaching it for the last several years.   It has been so refreshing to be out of the home improvement sales game, dealing with closing ratios, marketing expense, and chopped-down partial projects that I know wont deliver complete results.   I have two huge projects in process right now and those interested are invited to a “Field Trip” to view them in Fresno on Jan 6th.  (Mini Split Heat Pumps, ducted, Solar, Complete seal, ERV, plus room additions & wall re-arranging) Details are on the website  GreenEarthEquities.Com.  For those interested, I’ll also be teaching “Energy-Wise House Flipping” at ACI in San Francisco and for SMUD & PG&E again this spring.   All the slides (1500+)  are on the site. After 30 years of contracting, my recommendation:   Of course keep contracting, but consider as an alternate stream of income, Green Flipping as an investor.    The freedom to do full home performance projects, unrestrained by customer budget is exhilarating.”
