Done Package

Move In and Relax

Purchasing a previously owned home generally means inheriting an endless list of needed repairs. Recognizing this, GEE’s strategy includes about a dozen point of renovation targeted this objection.

While not every project budget warrants the replacement of all the following, this partial list is a good rule of thumb.  Once completed, this along with the Energy and WOW Packages make excellent selling point in person or in advertising.

GEE’s “Done” Package

  • New front and back lawn
  • Automatic sprinklers front and back
  • Finished Garage,  Drywall and painted
  • Sewer line recently serviced and encroaching tree roots removed
  • Brand new 30 year roof with warrantee
  • Garage Door with new automatic opener
  • Brand New water heater
  • New carpet upgraded from FHA standard with 6 lb pad
  • New receptacles, new switches and covers
  • New six panel doors and new hardware
  • New light fixtures
  • New Covered & Tiled patio for Outdoor Living.

The “Done” Package means you won’t have a lot of projects to finish when you move in. Generally this means a new lawn has been planted front and back along with complete sprinklers and automatic controllers. The new front door has a leaded glass panel and a new entry handle and dead bolts. There is a brand new roll up garage door and a new opener with controllers. All switches, plugs and receptacles have been replaced along with a new 200 amp service.

New custom stucco with trim at windows, doors and corners accents the new dash and the 30 year roof. The roof is 30 year rated and the water heater has been re-located outside the building to gain usable space and add a safety factor. The windows, doors and building corners may have a designer trim installed before the entire home was dash coated for a brand new look.

With everything renovated, you’ll have no maintenance worries for a LOOONNG Time!

New Site For Green Earth Equities

Assembling Your "A-Team" Residential Flipping and Leasing Tonight we will talk about team building.   Building the team to find, buy, renovate and rent or sell the finished products. As you know, I now live 3,000 miles away from most of the work that GreenEarthEquities has done and is continuing to do. So the only way I could possibly do this is with a great team. Even with my new operation in Virginia, all of the work has been done by the great team I have been blessed to find. We've had a lot of questions like, "How do you find a good contractor that...Continue Reading!

Their research will primarily focus on humidity, which will be measured in many locations under all types of simulated loads and times of the year. It...Continue Reading!

120410 Energy Modeling Isn’t Very Accurate

New Site For Green Earth Equities

Energy Modeling Isn't Very Accurate By Martin Holladay Tonight we will consider Martin Holladay's recent post in Green Building Advisor,  ENERGY MODELING ISN'T VERY ACCURATE.  Martin's blogging is one of the few "must read" sources of Home Performance information available, so I was glad to see him take on this topic.   His column is called the "Musings of an Energy Nerd" so you know he's proud of his numbers and "Calls 'em as he see's 'em." The inaccuracy of modeling programs along with the steep learning curve for most of them have caused me to question their place in our industry ever since...Continue Reading!

What Would You Say If…..

New Site For Green Earth Equities

(If You Had 30 Seconds To Address Our Industry?)  That’s what I had when accepting the Tony Woods Award at the recent Affordable Comfort Conference in Baltimore.   Actually there was no time scheduled but Larry Zarcher’s a nice guy, so he bent the schedule … “OK, but no more than 30 seconds.” The audience was a thousand of the most influential folks in the Home Performance Industry. Having an opinion or two, and since spontaneity is not a problem for me, I was happy to have the opportunity. So I said, “Just imagine that everyone in here were to go out and...Continue Reading!
